Our Grand daughters thoroughly enjoyed helping out with feeding the alpacas and were delighted with their alpaca story books. Our welcome pack was generous offering all the essentials to help us settling in. The accommodation was very spacious, warm, welcoming and very clean throughout. We thoroughly enjoyed our stay and would like to thank our hosts for their friendly welcome.

“Ware Barn Cottage is exactly as described , and in a very secluded location, so there is little in the way of noise around the area.”

Lyme Regis is a short walk of about 20-30 mins duration and the coastal views are tremendous. Ian and Sue the Owners live across the lawn from you and are are both very friendly. We were shown the Alpacas and had some fun feeding them. The place is very well equipped and the beds are good quality. Broadband was pretty good with 20Mbs download speeds , so streaming was possible and we had no issues with Netflix or anything. The wall mounted TV and speaker system were well done. The tumble drier was useful to have as well. We got there late due to a breakdown , but Ian came out to show us around in the dark. Thank you Ian.

“A little piece of heaven on a hilltop by the coast!”

A really lovely cottage in a brilliant location close to the coastal path and a short but steep walk from the town of Lyme Regis. The cottage is clean and has modern kitchen and TV/entertainment. The bedrooms are large and comfortable. Very friendly and knowledgable owners helped us figure out the area and get settled, and we were able to see the alpacas getting their breakfast the next morning. If you want to visit the Lyme Regis area, this is the way to do it.

“This property exceeded our expectations with the amount of space it offers.”

All 3 bedrooms are a great size and there is a spacious and comfortable living area. The media unit and surround sound speakers were a great addition. When we arrived there were fresh flowers on the table and music playing which was lovely, as well as a welcome pack of local treats. All spotlessly clean and everything you need. Ian and Sue were very welcoming, a particular highlight for my sons was seeing the 3 dogs and the alpacas. Also, the children’s books were a lovely gift (my 7 year old has been reading it everyday since we got home!) thank you again. Would recommend.

“Wow what a property,exceeded our expectations throughout our stay.”

On arrival we had a welcome pack and fresh flowers to greet us. When do you get fresh flowers with a rental? Very spacious and modern barn, with top of the range appliances fitted throughout. The Barn feels and radiates top class accommodation.Cleanliness of the property was exceptional, together with the excellent standard of the bedding was noteworthy. Special feature, being the surround sound system, especially when partnered with Spotify. EV charging on site was another benefit. Also enjoyed the Alpacas and the three very well behaved pointer dogs. Sue and Ian are a special couple who made us so welcome throughout our stay, you should be so proud of your property. “We had an amazing, fantastic break in Lyme Regis.”

A lovely, spacious converted barn in a beautiful setting. It is modern, clean, and fully equipped with the latest eco friendly gadgets. We pack like we are moving house, as you never know what self-catering accommodation may or may not have. There was absolutely nothing missing from our tick list. In fact, it surpassed our expectations. Our hosts Ian and Sue were most welcoming, from when we arrived and throughout our stay. There was a lovely welcoming pack with some local goodies and treats. We had the opportunity to feed the Alpacas on site, the children in particular were most excited! Sue is like a walking Alpaca encyclopaedia! Sue generously gave a story book each to the children called ‘Alpaca Chatter’ which she authored! We also met their 3 lovely dogs. Our son is into dinosaurs and fossils. Ian kindly showed some of the fossils that he had, which our son was in complete awe. Sue also showed our daughter some of her crafting work, which our daughter loves. My husband was most interested (and amazed) by the solar power set up, it had some thing for everyone! There are a few paths linked to the main coastal path directly from the barn, which we used to walk into Lyme Regis. It’s about a 15/20 min walk, for most of our break we didn’t use the car much. The local attractions were close by, so not far in the car depending on what you want to do. We thoroughly had an excellent break and ‘the cherry on top’ was to return to such a wonderful base after a full day of various activities. Both our children did not want to leave, it was a very dramatic.. ‘why can’t we stay … pleaseeeeee!’ (but neither did the grown ups want to leave!). Thank you Sue and Ian for your hospitality, we most certainly will be coming back when we return to Lyme Regis.

The property

Located on the Dorset/Devon border in a designated Area of Outstanding Natural beauty is the beautifully presented and extremely well-equipped, 5 star rated, barn conversion, Ware Barn Cottage. Situated close to the cliff top and the renowned South West Coastal Footpath, the single cottage sits within the private grounds of a 15 acre alpaca farm. These characterful and inquisitive creatures are often the first faces to greet you as they peer over the hedgerow along the driveway approach leading to the cottage. From this most tranquil of locations you can enjoy a 3/4 mile walk via footpaths and quiet lanes into the very heart of Lyme Regis and enjoy some of the best views along this renowned stretch of heritage coastline. Retaining many original features including high vaulted ceilings and beams, Ware Barn Cottage is a perfect mix of charm married with contemporary touches, with the newly fitted kitchen equipped and finished to the highest standard. The open-plan living room is flooded with light with views overlooking the garden and your private enclosed patio and seating area. Tastefully furnished, the lounge is a charming place to sit and relax with family or friends after enjoying a meal at the dining table. The three king size bedrooms are spacious and furnished with a real eye for detail, designed to provide a relaxing and restful break. The largest of the three bedrooms has an en-suite shower room, with the other two bedrooms sharing a spacious bathroom. Outside, you have your own enclosed patio seating area providing the perfect spot for guests to enjoy some alfresco dining. Guests will be able to ‘meet and greet' the alpacas during their stay, by arrangement with the owners. A short drive or a scenic walk along the coast path will take you into Lyme Regis itself with its array of independent shops, galleries and eateries. The beaches offer a great place to soak up the sun or try your hand at some of the water sports activities or boat trips available from the iconic Cobb harbour – ever tried Mackerel fishing? Try your hand at fossil hunting in the footsteps of Mary Anning along the world famous Jurassic coast. Foodies can enjoy an edible treat at River Cottage HQ which is close by or Hix’s Fish & Oyster Bar in Lyme Regis. Visiting nearby Seaton, you can step back in time on a traditional, scenic tram ride through ecologically diverse marshes and wetlands, then hop off at Colyton station for coffee and cake – what a memorable day! A trip to nearby Abbotsbury with its sub-tropical gardens is a great day out or visit the picturesque fishing village of Beer taking in the pretty beach with its backdrop of limestone cliffs not forgetting the restaurants and art galleries.
