On the main we had everything we needed. Plastic plates and cups would have been useful for the children and an extra frying pan or 2. The garden seems to be a work in progress which was fine.The cleaning needed a bit more attention to detail which was the only negative I can add. We would definitely return.

Internet is very poor so that the massive TV which uses internet is almost unwatchable. Shame as we wanted to watch some of the Olympics. Also could have done with a BBQ.

We found the spacious house just right for us. We didn't use the dining room table at all, but managed to sit all 8 of us comfortably round the kitchen table. We loved the terrace and were able to sit out there when the weather allowed. We enjoyed the beautifully planted grounds and also the Woodland Trust area out at the back. All in all a great success for us.

Unfortunately Mr Stratton has not bothered to reply or thank us for our comments so we now feel obliged to leave this review. Following our recent stay at Rhododendron House I would like to bring to your attention a few issues we found whilst there. We owned and ran top class holiday cottages in France for 15years and therefore, speak with some knowledge of what clients expect. 1 All the recycling bins were full, we phoned Lyme Bay Holidays and eventually they were emptied on the Tuesday before our departure on Wednesday. We were advised that the onsite caretaker would knock on the door to introduce himself so that we could advise him of other issues we found, but that didn’t happen. 2 One of the grill pans in the oven was very greasy and had obviously not been put in the dishwasher, so we did that. 3 Two of the toilet brushes were broken and unusable. 4 Terrace outside the kitchen was covered in sand, it was apparent that it had been like that since the terrace was laid. The sand should have been hosed down before our arrival. It would have been helpful had there been some good quality door mats such as Turtle mats, we were forever having to sweep the kitchen floor. 5 The Henry vacuum cleaner was completely full and fit to burst, we changed the bag. 6 Kitchen windows were dirty and covered in cobwebs outside, that was the case with the upstairs windows too. It was clear that they were not just overnight cobwebs, they had been there for some time. 7 Sink in the master bedroom bathroom didn’t hold water. 8 No full length mirrors anywhere. 9 The garden requires steps down to it and if you accept dogs then it should be enclosed. 10 The outside area has no sun loungers and there is nowhere for 10 people to sit and eat together at a large table al fresco. It would have been nice to have had a BBQ, but I can understand that there would be cleaning issues.
- Norman, June 2024A reply was given and many of the points raised were taken into consideration. The patio had been cleaned and re-sanded. Unfortunately the continual rain this year had brought the sand to the surface. We continue to strive to maintain the property well but not always easy if the weather does not allow. Steps have recently been installed from the Patio to the lawn below. Garden layout to be finished in the Autumn this year. Unfortunately planners prevent us fencing the garden completed as the property is Listed and needs to comply with Historical Interests. Property Owner

Door handle on inner door stuck shut and after trying to report it to the Chester office. No response to date. Kitchen had everything we needed. Lounge was a good size. TV signal was appalling, even though we only wanted to watch the football. This was impossible.

The walk from the house into Lyme Regis was further and more challenging than we were led to believe. The house was very well equipped and the oven worked perfectly! Excellent base for a wide range of activities and interests in the Jurassic coast. Thank you.

Debbie “The property has plenty of space and is in a nice peaceful area but the 3 meg internet connection is dire couldn't run the radio through the kitchen TV never mind watch anything also the ovens don't heat up very hot and we ended up grilling pizzas after being in oven for over an hour, the garden would be lovely if the access to it was directly from the house and not down the side lane where you can't see them and there are other vehicles up and down that access it's not really safe for children, we had a dog and couldn't even let him out into the garden on his own for a wonder or the toilet as there is no gate and he could just wander off anywhere which was a bit of a disappointment too that's not really a dog friendly property.”
The middle bedroom at the back of the house has a leaking guttering which needs mending as it kept us awake all night when we had a lot of rain one night and 2 of the bedrooms have no hanging space for clothes which is pretty useless , if these things were addressed we would not hesitate to return to the property but as it is I don't think we would.

They are also intending to put in garden steps from the patio area. When recycling and food waste are collected. ( we had to throw ours into general waste as too much for food bin) I didn’t realise until sat morning that it had been emptied some time Friday. Also a long handled broom, mop and bucket would be helpful for clearing up spills etc after meals. Also not sure when garden bank was landscaped why steps were not put in so children can access grasses area easily without having to go out of site.

Keith “The house is lovely - it's huge - loads of space, clean and nicely decorated, mostly well equipped and with practical touches (for those with children and dogs) like the full width / length front door matting and plenty of space to hang coats and leave wet shoes.”
There was milk in the fridge on arrival and a welcome pack of local goodies (much appreciated). The kitchen is massive with loads of storage and fridge / freezer space appropriate to the number of people staying (so often we've had a large group of people and a tiny freezer or fridge to cope with). The utility / laundry room is bigger than most domestic kitchens which makes it so practical and useful. With parking for 3/4 vehicles and a lovely outside patio area, it was perfect for our party of 7 (was originally going to be 9). It's quite remote so very peaceful (we saw the neighbours but were never bothered by anyone) and surrounded by established trees and vegetation (meaning no real views but very pleasant all the same). On the down side, the wi-fi is painfully slow and erratic meaning watching TV or trying to do anything online is a complete waste of time which is a shame given they've provided big screen TV's and all of the streaming services - but we weren't able to watch anything during our week (luckily we enjoy playing board games - note - none are provided so take your own). The phone signal is also a bit off / on so be prepared to be out of communication at times. It was disappointing to have to rush out and buy oven gloves as we cooked on the first night and couldn't find any provided to unload the oven. Likewise no kitchen towel was provided. Not a major issue but two of the bedrooms have their own small ensuite (WC / basin) but no space for clothes - two other bedrooms are the opposite - hanging space but no ensuite. Luckily we had read the previous review regarding the pillows so we had taken our own. Finally, a regular bugbear of ours - it potentially sleeps 10/12 but the lounge offers seating for 6/7 (comfortably). Overall, it was perfect for our party of 7 and we would be happy to return - although any more than 8 people would mean overcoming some minor challenges.

As mentioned previously the owner is trying to improve the internet connection and is awaiting a further visit from an engineer. Su “Unfortunately the internet connection was very poor, dropping out completely at frequent intervals.”
This meant that it was impossible to watch the superb very large tv that had been installed. Frustrating! Facilities were very good, beds were comfy however this was spoilt somewhat by very uncomfortable hollowfibre pillows and the wrong size duvet cover on our duvet. Kitchen facilities were very good with lots of china and glassware and cooking pans. Overall a lovely house for a family holiday.

The property
Rhododendron House is a magnificent and imposing Grade 2 listed building located in a peaceful woodland setting yet only a short drive from the popular seaside town of Lyme Regis and the UNESCO World Heritage Jurassic Coast. An imposing building, this five bedroom house has been designed and furnished to an exceptionally high standard with high ceilings and delightful touches throughout offering guests a wonderful base for enjoying all that this area has to offer. The house is approached by a long sweeping drive taking you through the impressive grounds and electric gates open and lead to the four parking spaces adjacent to the house. Inside, the layout has been carefully considered and includes a spacious lounge with large wall-mounted TV and comfortable seating, where you can sit and take in the views over the grounds and countryside beyond.
